Getting a house: auctions

Everything happens in the House window: the little house button in the panel below your inventory, or type !house (or !casa).

• The House window opens on My house: status, rent safe, who can enter, map and selling, all in one place.
• Every free house is sold by auction. The Auctions tab lists the open auctions (ending soonest first) and your bids; the Houses tab lists every house. Towns are on the left, with how many houses are free, in auction or for sale.
• Every house has a Photo (all floors, or one floor at a time) and a Map (your minimap with a cross on the door), plus how to get there from the town temple. Mark on map adds a marker to your minimap.
• You bid with your limit: the most you are willing to pay. The system outbids the others only as much as needed (1% or 1,000 gold, whichever is higher).
• The auction ends 24 hours after the first bid. A bid in the last 10 minutes pushes the end 10 more minutes, so nobody wins with a last-second bid.
• Minimum bid: size × 1,000 gold per square.
• Your limit is taken from your bank and held as a deposit. If someone outbids you, it comes back to your bank at once, even if you are offline. The winner pays only the current bid; the rest of the limit comes back.
• A bid can't be cancelled, but the leader can raise the limit (only the difference is taken).
• Premium only. One house per account (all your characters together) per world. A guildhall counts apart and only a guild leader can bid on one.
• One auction per account at a time.
• Winning gives you the house right away, with the first week of rent already paid.

Rent

• Half the price per square, per week: 500 gold per square.
• Charged at the server save: first from the rent safe, then from your bank.
• Rent safe: in My house, deposit up to 52 weeks in advance. You can take it back any time. If you leave, sell or lose the house, the safe goes back to your bank.
• From 3 days before the due date, a warning appears when you log in.
• No money on the due date? 3 days of grace. You get a letter in the depot and a warning at every login. Pay it in My house ("Pay overdue") or leave the gold in your bank or safe before the next server save. On the 3rd day unpaid, the house is lost.

Selling a house

• In My house, set a price and, if you want, the buyer's name (empty = anyone). The listing lasts 3 days and can be cancelled.
• The buyer opens the house in the Houses tab and clicks Buy. The price comes from their bank and the house changes owner at once.
• Your items go to your depot, the price and your rent safe go to your bank. The rent already paid stays with the house.
• The buyer must follow the same rules (premium, one house per account).

Who can do what

In each list write one per line: a character name, @Guild name (the whole guild), * (everyone) or # for a comment. Only the owner edits the lists in the window; subowners can still edit the guests with aleta sio. Helpers: up to 20.

Decorating

Decorations and furniture from today's Tibia are sold in the Store and Puria Points (Decorations and Furniture).

• Everything arrives wrapped in your Store Inbox. The package stays there: it can't leave the box or be traded.
• To place it: go inside your house (as owner or helper), face a free square, open the Store Inbox and Ctrl + click the package > Unwrap. It appears on the square in front of you (paintings and tapestries go on the wall in front of you). If that square is taken, it tries your own square.
• To put it away: stand next to it, Ctrl + click > Wrap. The package goes back to the owner's Store Inbox, even if a helper wrapped it and even if the owner is offline.
• Carpets come rolled up. On your house floor, use the rolled carpet to lay it down; use it again to roll it up. One carpet per square.
• Wardrobes and chests must be emptied before wrapping.
• Decorations that came with the house on the map belong to the house and can't be wrapped.

House upgrades

Losing a house

• Unpaid rent: after the 3 days of grace.
• Premium ended: at your next login, or at the next server save if you are offline.

The items in the house go to your depot in the house's town, with a letter. Store decorations come back wrapped to the owner's Store Inbox (what was inside them goes to the depot). The rent safe goes back to your bank. The same happens when you sell or leave the house. The lists are cleared.

Leaving a house

In My house, click Move out and confirm, or say !leavehouse. It happens at once: items to the depot, safe to the bank.
